The project involved the complete removal of external cladding. Significant water damage was found to the timber framing which required replacing. New aluminium joinery was required and new cladding on a vented cavity was installed. Internal areas affected by the works were refurbished. These included bathrooms, a resource room and one classroom. A flat roofed area over part of the building required a new waterproofing membrane and the existing type 2 fire detection system was upgrade to a type 4 system as part of the works.
Following the removal of external linings, the extent of decayed framing was significantly more than had been expected. A consent amendment was required before framing replacement could proceed, which delayed the program. A temporary toilet block was installed on site to cater for students while the existing girls’ and boys’ toilets were being refurbished.
After the initial delays, the project ran smoothly, and was completed to the satisfaction of the school.
