Eleven on Mauao Apartments

Critical roof waterproofing and building envelope remediation work at the Eleven on Mauao apartment complex, a prominent beachfront residential development on Marine Parade.

The project initially involved the replacement of the existing roof waterproofing system and installation of new skylights; however, investigations during construction identified significant water ingress issues to luxury apartments below, expanding the scope into a comprehensive balcony remediation programme.

Delivered within an occupied residential environment, the works included roof waterproofing upgrades, balcony reconstruction, structural remedial works, bespoke metal cladding and flashing systems, new waterproofing membranes, and upgraded exterior finishes. The project required extensive collaboration with consultants, residents, and regulatory authorities to manage ongoing design development and consent amendments as additional defects were uncovered.

A key challenge was providing safe access to the building in a constrained beachfront location. Q Construction developed innovative access solutions in partnership with Tauranga City Council, including a purpose-built scaffold gantry spanning the public footpath to facilitate material handling and workforce access while maintaining public safety. Despite complex logistics, evolving project requirements, and the challenges of working around residents during peak holiday periods, the project was successfully completed to a high standard, delivering a durable long-term solution and restoring confidence in the building’s weather tightness performance.
