The challenge
There were some challenges with the ground conditions as the site contained some un-engineered fill that needed to be carefully considered during design.Ê
Unit 1 is two storey Dance Studio with entry foyer, four studios, lounge/waiting area, management offices, storeroom and toilets.ÊUnits 2 to 5 are industrial units of different sizes.ÊUnit 1 is a different unit title to Units 2 – 5 and therefore separated with a 240/240/240 fire wall. Units 2 – 5 are the same unit tile but different tenancies separated by smoke stop walls.Ê
There were some issues with ground conditions on the site that required the use of Polyrock to replace traditional basecourse under the ground floor slab to help reduce the load.ÊÊ

Q delivered the project and site management throughout the construction period and the concrete and carpentry work packages with our own resources. Design from concept to submission for building consent was 6 months and construction months.
Q provided the design management and contracted the design consultants directly to help reduce the Client’s exposure to design risk. The Client was a private developer. This was their first experience with construction of commercial property, and they were very happy with the outcome and have since become a repeat client.
