18-20 Highgate, Silverdale - Industrial Development

An industrial development for private client, comprising 6 x unit titled office / warehouse units.

This project was for the construction of a block of six unit-titled office/warehouse units in a new business park on Auckland’s Hibiscus Coast.
Each of the units varied in size up to about 750 sqm, and comprised high-stud warehousing (up to 10 metres high) and as well as office space.
We skilfully managed the construction programme to prevent significant delays for the client despite unexpected geotechnical issues and extended periods of inclement weather.
Considerable quantities of soft grey mudstone (papa-rock) were removed from site after being discovered during the excavation stage.
Our construction team demonstrated its innovation and flexibility by completing tasks in advance to offset the impact of wet weather on the original programme of works

How we made a difference

Minimised potential delays due to unexpected geotechnical conditions and inclement weather by reviewing the works programme and rescheduling the construction team’s tasks.

Identified potential issues with fire rating design details for the individually titled units, and worked closely with the consultant to resolve these

The details

These architect-designed units were constructed with reinforced concrete foundations and slab, a structural steel frame and precast concrete wall panels.

A longrun roof was installed along with aluminium window joinery and electric roller doors, and a combination of facade panels and aluminium composite cladding for timber-framed exterior walls.

We installed steel composite flooring systems as well as in situ concrete mezzanine floors and lined the timber framed internal walls with plasterboard before painting.

Q Construction closely managed the installation of all building services – including plumbing, electrical, HVAC and fire sprinklers – as well as all floor coverings.

Concrete footpaths, a carpark with space for more than 30 vehicles and low maintenance landscaped gardens completed this high-quality build.

Reinforced concrete foundations and slab, precast concrete wall panels, structural steel frame, Traydek and insitu concrete mezzanine floors, Colorsteel longrun roof, timber framed exterior gutters and exterior walls with Exotec and Aluminium composite cladding, Aluminium window joinery, roller doors, timber framed internal walls plasterboard lined and painted, floor coverings and all building services (plumbing, electrical, HVAC and Fire including sprinklers), concrete footpaths & carpark, landscaping.
